GENERAL TERMS AND CONDITIONS

§1 Validity of the GTC

(1) The following General Terms and Conditions apply to contracts for the rental of the vacation houses.

(2) Subletting or re-letting of Liotrivi Houses as well as their use for other than residential purposes are strictly prohibited.

(3) Terms other than the one mentioned in the GCT, are effective if they have been confirmed in writing in advance.

§2 Booking

You can book online via our booking platform or via email liotrivi-house@gmail.com. If you are booking via email and if the house requested is available, you will receive a written booking confirmation as well as the invoice per e-mail. Your reservation is legally binding upon receipt of the booking confirmation and after payment has been made (§3).

Alternatively, you can book directly viaBOOKING.COM and AIRBNB.

§3 Terms of payment

For reservations via the website, you need to provide your credit card information. Your card will be charged 50% of the invoiced amount 14 days prior to your arrival and 50% the day of your check-in. 

 

For reservation via direct contact,  you should provide your payment information within 48hrs after receiving the confirmation email, following the link provided in the same email. If you don't provide the payment information, the booking can be voided. Your card will be charged 50% of the invoiced amount 14 days prior to your arrival and 50% the day of your check-in.

For reservation via Booking.com you have the option to pay on site by card or online.

§4 Cancellation of booking by the tenant

In the event of cancellation of the rental contract, cancellation fees are applied.

For reservations via the website or via direct contact, the following cancellation fees are applied:

· No fee to be paid up to 2 weeks before the date of arrival

· 50% of the agreed price if the arrival date is less than 14 days

 

The cancellation must be made in written form. 

For AirBNB and Booking.com reservations, the platforms cancelation policy is applied.

§5 Arrival and departure

The holiday home is available from 14:00 on the day of arrival. Arrival after 20:00 hrs must be arranged in advance as staff may be unavailable. The keys will be handed over at check-in. Check in prior to 15:00 can only be arranged in exceptional circumstances.

On the day of departure, check-out must take place by 11:00 a.m. at the latest. Staff will be available for the check out and to hand over the keys. In the event of a significantly late departure, management must be informed in advance and it reserves the right to charge the tenant the equivalent of an additional night plus taxes. 

§6 Holiday properties, damages & deposit

All houses are handed over in a clean and tidy condition with a complete inventory. "Liotrivi Houses" must be informed immediately of any damages, defects or problems that arise during the rental period. Liability and costs for damage caused by the customer to the rented property including missing items e.g. broken crockery, damage to the floor or furniture, missing linens, shall be borne in full by the tenant. This also includes the costs for lost keys (150.00 euros net).

The items listed in the inventory are to be treated according to their purpose, carefully and with care and are only intended to remain in the holiday home. The moving of furnishings, in particular beds, is prohibited. The tenant is also liable for the fault of his fellow travellers..

 

In the event of use of the holiday home contrary to the terms of the contract, such as overcrowding, subletting, disregard and disturbance of the peace of the house, etc., as well as in the event of non-payment of the full rental price, Liotrivi Houses is entitled to terminate the contract without notice. 

Damages caused by force majeure is excluded from this

§7 Residence

The use of the holiday homes and common areas is only permitted for the persons listed in the booking. No additional persons are allowed without approval from management. If additional persons are identified, "Liotrivi Houses"  has the right to terminate the rental contract. Subletting or transferring the holiday home to third parties is not permitted. 

§8 Liability of the landlord

Liotrivi-Houses is liable within the scope of normal duty of care agreements. Possible breakdowns to appliances as a result of force majeure or disruptions in the water or electricity supply are hereby excluded.

§9 Internet access

An internet access via WLAN is available in the property, secured by means of access protection. . It is expressly forbidden to pass on access data such as login and password to third parties.

We would like to point out to our tenants that  firewall or virus protection is not provided. All dangers, risks, damage to end devices due to malware or costs due to visiting an Internet site for which a charge is made as well as costs for conducting legally binding transactions resulting from the use of the Internet are to be borne in full by the tenant.

Visiting illegal internet sites as well as transmitting or downloading data from such sites is not be allowed. In the event of an illegal visit to such a site, the management reserves the right to block access to the internet.

Liotrivi Houses does not undertake to guarantee the actual availability, reliability or suitability of the Internet access for any purpose. 

§10 House Rules

1. Compliance with the house rules is obligatory for the tenant and all accompanying persons.

2. Quiet hours are from 11.00 p.m. to 8.00 a.m. and 13.00-15.00. TV and audio devices must be set to room volume level.

3. The customers and/or parents are responsible for the constant supervision of children. 

4.Pets of any kind are not permitted inside the houses. Furthermore, the feeding of straight cats is also strictly prohibited. 

5. When leaving the holiday home, the customer is obliged to keep windows and doors closed and to switch off all electronic devices incl. AC.

6. Smoking is not allowed iniside Liotrivi Houses - homes. Smoking is only permitted on balconies and terraces or in the outdoor facilities; the use of the ashtrays provided for this purpose is obligatory. In the event of contraventions, a cleaning fee of up to 150.00 euros (net) will be charged.

7. If required, washing of textiles is possible with a fee of 5 euros (net). For access to the washing machine, you need to contact management a day in advance. For nature conservation reasons, it is not permitted to underload the washing machines.

 

The drying of laundry or bathing clothes/towels is permitted in the laundry drying area provided for this purpose. The stretching of washing lines on the balconies or terraces is not permitted. Laundry washing and drying is prohibited in the holiday homes.

8. Liotrivi Houses offers 10 free parking spaces, in an enclosed area which is not monitored. Liotrivi-Houses is not liable for any damages that can occur to the cars due to weather conditions or other causes. Short-term parking at the holiday homes is permitted for unloading and loading the car, after which the designated parking spaces are to be used. Parking is allowed only to the tenants of the Liotrivi Houses. 

9. In order to avoid damage to the buildings and out of consideration for the trees and shrubs, all ball sports are prohibited in the entrance area of the holiday homes.

10.The BBQ and open kitchen area are common to the 5 houses. After using these facilities you must clean them and leave all the utensils provided back to the their place. The BBQ and open kitchen utensils should not be taken in the houses.

11. "Liotrivi Houses" has right of access to the holiday home complex and the holiday homes at all times, in particular in the event of imminent danger. If circumstances allow, "Liotrivi Houses" will inform the customer of this before exercising the right of access.

§11 

There are no agreements other than those listed in this contract. No verbal agreements have been made. The general terms and conditions are accepted once the booking is being made.

§12 Severability clause

Should one or more provisions of these GTC become invalid, this shall not affect the validity of the remaining provisions. The invalid provision shall be replaced by a valid provision which comes as close as possible to the economic purpose pursued by the invalid provision.

§15

Jurisdiction the civil court of Thessaloniki is responsible for any disputes arising from the contractual relationship.
